Because the two things that drive a barndominium build — the building code that governs it and the natural hazard it has to survive — are set state by state, and often county by county. A kit engineered for Gulf-coast hurricane wind is a different structure than one built for Minnesota frost depth or Wasatch-Front seismic loads. Cost follows the same lines: labor, permitting, and the engineering a given hazard demands all move with geography.

Some states enforce a rigorous statewide code; others leave it to the county, and many rural counties barely enforce at all. Some demand engineered seismic design or hurricane anchoring; others are governed by snow load or frost depth. Why do barndominium prices vary by state?
Labor rates, permitting, and the engineering a state’s hazards demand are the big movers. A hurricane-anchored coastal build or an engineered seismic build costs more than a permissive inland county with light wind loads. Which states are barndominiums most popular in?
The strongest demand is across the rural Southeast, Great Plains, and Midwest — Oklahoma, Texas, Tennessee, and the Carolinas among them — where land is affordable and rural zoning is permissive. That said, we design and engineer for all 48, including the snow-load North and the seismic West.
