Barndominium Shell Kits

A shell kit is the engineered steel structure of your barndominium — frame, roof, wall panels, and hardware — delivered to your site, ready to be raised and finished. It’s the product we ship to all 50 states, whether you build it out yourself or have us deliver it turnkey.

What’s included

What’s included in a shell kit?

The engineered steel skeleton of the building — the primary frame, the roof and wall panels, and the fasteners and hardware that tie it together. Every kit is engineered for your site’s specific wind and snow loads and your county’s building code, and it arrives as a complete, ready-to-erect package.

What a shell kit does not include is the slab it sits on, the crew to stand it up, the trades, or any interior finish. The kit is the structure; turning it into a home is the next step — one you can take yourself or hand to us.

Cost

How much does a shell kit cost?

Shell kits start at $28 per square foot — the engineered steel package delivered to your site. That’s about $33,600 for a 30×40 and $67,200 for a 40×60. Final cost moves with size, your site’s wind and snow loads, and finish level.

40×803,200 sq ftfrom $89,600

Prefer us to handle the whole build? Turnkey — slab, erection, trades, and finish — starts around $150 per square foot, all-in. See the full cost breakdown or price your size.

Custom

Are the kits custom or stock?

Custom — we don’t sell stock kits. Every shell is sized and engineered around a custom plan drawn for how you intend to live in it — your living space, shop, and porch split — then engineered for your specific site. Browse common sizes as starting points, but the kit you receive is built to your design.

Build it your way

Can I build the kit myself, or do you build it?

Either. If you have the crew and the time, a shell kit is everything you need to start. Most buyers don’t self-build — which is why we also deliver the same kit turnkey, handling the slab, erection, trades, and finish through a qualified contractor network where coverage exists. Same kit, two paths.

FAQ

Shell kits: common questions

Does a shell kit include the foundation?

No. The kit is the steel structure — frame, roof and wall panels, fasteners and hardware. The concrete slab it sits on is poured on site and isn’t part of the kit.

Can I assemble the shell kit myself?

Yes. The kit arrives as a complete, ready-to-erect package, so an owner-builder with a capable crew and the time can raise it. Most buyers don’t self-build, which is why the same kit is also available turnkey.

Is the steel engineered for my area’s wind and snow?

Yes. Every shell is engineered for your site’s specific wind and snow loads and your county’s building code before it ships.

Do you ship shell kits to my state?

Yes — kits ship to all 50 states. Turnkey build-out is handled through a qualified contractor network where coverage exists.
