Barndominium Kit Sizes
From a 1,200 sq ft starter to a 6,000 sq ft live-work building — here’s what fits, what it costs, and how each size works. Every one is a custom-designed plan, not a stock floor plan: the footprints below are where we start, never where we lock you in.

Start with how much shop you need, not just how much house. The most popular configuration we build is the 40×60 — roughly 1,200–1,400 sq ft of living plus a real two-bay shop — because it fits a complete home and a working shop in one envelope. Going smaller (30×40, 30×50) keeps it to a compact home or a home with a single bay; going larger (50×80 and up) buys serious shop space, more bedrooms, or commercial-grade working room.

How much does each barndominium size cost?
Turnkey starts at $115 per square foot of total footprint and runs to about $200 all-in, depending on finish level and your site. “From” prices below are the entry of that band for each footprint — a complete, finished, move-in build managed through our contractor network. A bare shell kit runs about $28 per square foot if you’re building yourself.
| Size | Footprint | Turnkey from | Best for |
|---|---|---|---|

“From” prices = $115/sqft (national turnkey entry rate) × footprint, the same basis the individual size pages use. Verify against current rates before publish.
Every size is a starting point — not a stock plan.
The footprints here are the most-requested envelopes, but they aren’t the whole menu — and we don’t sell fixed floor plans off a shelf. Each build is drawn from scratch around your life: where the bedrooms go, how much of the box is living versus shop, sidewall height, door count, finish level. Pick a footprint that fits your land and budget — or tell us yours — and we design the plan that fits you.
Size questions buyers ask first
What’s the most popular barndominium size?
The 40×60 is our most-requested footprint. At 2,400 sq ft it fits a complete 2–3 bedroom home plus a real two-bay shop in one envelope — the classic shop-house, and the size that defines the category for most buyers.
How much does a barndominium cost?
Turnkey runs $115–200 per square foot of footprint, all-in, depending on finish and site — so a 40×60 starts around $276,000 and a 30×40 around $138,000. A bare shell kit is about $28/sqft if you build it yourself. Each size page and the cost hub break it down further.
What size barndominium do I need?
Size it by use, not just square footage. A couple or downsizer is comfortable in a 30×40 or 30×50; a family wanting a home plus working shop fits the 40×60 or 40×80; homesteaders and home-based businesses move to 50×80, 50×100, or the 60×100 live-work building. The “best for” column above is the quickest filter.
Can I change the layout?
Yes — that’s the point. We design every plan custom, so the living-to-shop split, bedroom count, ceiling height, door spec, and finish are all yours to set. The footprints are standard; the plan inside them never is.
