Turnkey totals are all-in (living + shop + porch). The plate rate is per finished living square foot, so it won’t divide evenly into these footprint totals.

Most buyers go turnkey, because erecting a steel shell isn’t a DIY job. Buy the kit if you have the crew and the experience to put it up; go turnkey if you want a finished house and one point of contact.

Do you sell stock floor plans?
No — every plan we build is custom. We don’t hand you a catalog and ask you to live inside someone else’s layout. You tell us how you live; we design the plan around it, then have it stamped and sealed by a licensed engineer or architect for your jurisdiction. That’s the line between us and the stock-plan sellers: a steel building isn’t a finished design, and a finished design shouldn’t be a compromise.

How does turnkey delivery work?
Turnkey runs in four stages, and a qualified local builder carries each one while you keep a single point of contact. Builders are qualified on four points before they touch a job: verified license and insurance, reference checks, real steel-erection experience, and lender-qualified standing.

Engineering
Are barndominiums built to code and for storms?
Yes. Every plan is stamped and sealed by a licensed engineer or architect for your jurisdiction, and the steel is detailed with a continuous load path from ridge to anchor bolt. Wind and snow loads are engineered to your site, not a generic spec.
A safe room isn’t required for a single-family home, but in tornado and high-wind country it’s the one upgrade we push hardest — no above-ground structure survives a direct EF4–5 hit, so we build a hardened core that does.

No above-ground structure survives a direct EF4–5 hit, which is why we build a FEMA P-361 / ICC 500 safe room into high-wind builds. The structure itself is engineered for the straight-line winds that are far more common.
