That said, local zoning — agricultural, rural residential, or otherwise — still governs what you can build on a given parcel and must be confirmed with the local municipality before purchase. Upstate rural zoning is generally lighter and more permissive for this building type; downstate and suburban jurisdictions may impose additional restrictions.

Ground snow load is a site-specific value under the Uniform Code, and it is your responsibility — along with your engineer — to confirm the correct load for the parcel’s location and elevation. Sites above 1,000 ft carry higher design snow loads than the tabulated ground-level values. Permitting runs through the local CEO; confirm the Authority Having Jurisdiction (AHJ) for your parcel. Rural sites also require confirmed septic (perc test) and well where public water is unavailable — verify both before you close on land.
