Turnkey totals are all-in (living + shop + porch). The plate rate is per finished living square foot, so it won’t divide evenly into these footprint totals.

Where People Build in Idaho

Most Idaho barndominium builds sit on rural or exurban acreage where large footprints are practical and zoning is light. Four broad areas drive the majority of our inquiries, each with its own engineering and regulatory character.

Treasure Valley exurbs — Gem, Payette, and the rural fringe of Boise County — are the highest-volume market. These are flat-to-rolling ag parcels being converted to hobby-farm and horse properties, close enough to the Boise metro for commuters but far enough for multi-acre lots. WUI designations in the foothills mean fire-resistant detailing is a permitting requirement, not an option. Land cost here has risen with Treasure Valley population growth, but remains well below anything inside Ada County.

North Idaho panhandle — Bonner, Boundary, and rural Kootenai counties — is the heavy-snow-and-WUI combination that pushes frame specifications hardest. Acreage is relatively affordable, the recreational draw (lakes, skiing, timber country) is strong, and the panhandle’s slower commercial development pace means rural building codes are enforced locally without a lot of overlay complexity. Snow load governs structural design here more than anywhere else in the state.

Magic Valley (Twin Falls and surrounding counties) is a flat, agricultural region with moderate snow load relative to the mountains, good road access for kit delivery, and active farm-country demand for large shop-houses and ag storage buildings with residential space. Eastern Idaho — Bonneville and Madison counties around Idaho Falls and Rexburg — combines meaningful snow load with proximity to the Intermountain Seismic Belt, so builds here get both snow-load and seismic detailing.
