Turnkey · how it works
How Turnkey Barndominiums Are Built
Turnkey means we take your barndominium from bare land to move-in ready — the slab, the shell erected, every trade, and the full interior finish — coordinated as one process so you manage a single relationship instead of a dozen subcontractors. It’s how roughly nine in ten of our buyers build. The build itself is carried out by qualified local contractors; we design the custom plan, supply the engineered kit, and coordinate every stage.
What it covers
What Does Turnkey Include?
Turnkey is everything beyond the kit. The shell kit is the engineered steel building — frame, roof and wall panels, fasteners, delivered to your site. Turnkey adds the foundation slab, professional erection of the steel, all the trades (electrical, plumbing, and HVAC), and the full interior finish, right down to the details that make it a home.
This page is about how that build actually happens. For what each path costs, see our cost guide.
Who builds it
Who Actually Builds Your Barndominium?
We design and engineer your custom plan and supply the steel kit; the build itself is carried out by a qualified local contractor near your site, and we coordinate the whole project from slab to keys. You are never managing a steel-erection crew or chasing trades — that is our job.
The local part matters. A builder near your site knows the regional code, the soil and foundation conditions, the inspectors, and the climate the building has to stand up to — the kind of judgment a distant national crew can’t bring. We pair the engineering and the kit with that local expertise, and keep the whole thing on one plan and one schedule.
Every contractor in the network must clear a four-point qualification before they touch a project:
The whole point of turnkey
Why Only One Point of Contact?
The reason most buyers choose turnkey is simple: you manage one relationship instead of a dozen. We coordinate the qualified contractors at every stage — site prep, erection, trades, and finish — so the slab crew, the steel crew, the electrician, and the finish carpenter all answer to one schedule and one plan. You get a single point of contact and one accountable process from bare land to move-in, instead of stitching together subcontractors and hoping they line up.
The process
How Does Turnkey Work, Start to Finish?
Turnkey delivery runs in four coordinated stages. We manage the qualified contractors at each one, so you follow one process from bare land to keys in hand.
Where it’s available
Is Turnkey Available in My Area?
Our shell kits ship to all 50 states. Turnkey delivery depends on having a qualified contractor crew near your build, so it is available across most states today and expanding as the network grows.
If we already cover your area, we build it end to end. If we don’t reach you yet, tell us your county — we confirm coverage on every quote and we’ll tell you honestly where things stand, rather than promising a crew we can’t field. The fastest way to find out is to request a quote; we’ll map it to your state, your size, and your site, and confirm coverage at the same time.
FAQ
Turnkey: Common Questions
What does turnkey include?
Everything beyond the kit: the foundation slab, professional erection of the steel shell, all the trades (electrical, plumbing, HVAC), and full interior finish — delivered as one coordinated process from bare site to keys in hand.
Who actually builds my barndominium?
A qualified local contractor near your site does the build. We design and engineer the custom plan, supply the steel kit, and coordinate every stage — so you deal with one team, not a dozen subcontractors.
How are your contractors qualified?
Every builder clears a four-point check before joining the network: license and insurance verified directly, past-build and reference checks, required steel-erection experience, and independent qualification by our lending partners.
Is turnkey available in my state?
Turnkey is available across most states today and expanding, while the shell kit ships to all 50. The surest way to know is to request a quote — we confirm coverage for your specific county as part of it.
What if you don’t cover my area yet?
Tell us your county and we’ll confirm honestly whether turnkey reaches you. Where our network hasn’t arrived yet, the engineered shell kit still ships to your site so you can build out with a local crew.
