Oklahoma Barndominium Kits
Custom steel barndominium kits engineered for Oklahoma, from roughly $28/sqft for the shell. Most buyers can’t raise the shell themselves, so we deliver turnkey through a vetted Oklahoma contractor network where coverage exists.
Pricing
Oklahoma Barndominium Kit Prices
An Oklahoma shell kit runs about $28 per square foot; a finished turnkey build runs from $175 per square foot of living space. The shell is the engineered steel structure delivered to your site; turnkey is the move-in-ready home our contractor network builds around it.
Three things move the range. Wind exposure rises in open country and raises engineering cost. A safe room — strongly advised here — adds a fixed cost. And finish level, from basic buildout to high-end interior, is the widest lever of all.
Oklahoma has a structural cost advantage worth naming: land runs roughly 40–60% cheaper than in Texas or Colorado (USDA, 2023). Because land is often the largest single line in a build budget, that gap keeps total Oklahoma project costs below neighboring states even when build costs are similar.

The table applies the per-square-foot rates to four common footprints. Turnkey totals use a blended living-space model, not a flat rate on the full footprint.
| Size | Sq Ft | Shell Total | Turnkey Total |
|---|---|---|---|
| 30×40 | 1,200 | from $33,600 | from $156,000 |
| 30×50 | 1,500 | from $42,000 | from $195,000 |
| 40×60 | 2,400 | from $67,200 | from $312,000 |
| 40×80 | 3,200 | from $89,600 | from $416,000 |
| 50×80 | 4,000 | from $112,000 | from $520,000 |
| 60×80 | 4,800 | from $134,400 | from $624,000 |
| 50×100 | 5,000 | from $140,000 | from $650,000 |
| 60×100 | 6,000 | from $168,000 | from $780,000 |
A 30×40 suits a starter home or shop with living quarters. A 40×60 fits a family home plus a shop bay. A 40×80 or 50×100 supports a full homestead with workshop and storage.
Built for Oklahoma
Tornado & High-Wind Engineering
Oklahoma sits in Tornado Alley, among the highest tornado-risk regions in the United States. Code design wind is roughly 110–120 mph (ASCE 7-16, Risk Category II) — but tornado risk far exceeds any structural design wind speed. No above-ground structure survives a direct EF4 or EF5.
The structure uses a continuous load path and high-wind anchoring to resist the straight-line thunderstorm winds that are far more common than tornadoes. Large hail calls for impact-rated roofing; winter ice storms are a secondary load consideration.
Engineering
How We Build for the Storm
Every Oklahoma home is engineered as a steel portal frame — a continuous load path from ridge to footing — with a code-built safe room at its center.
Schematic — not to scale. Specifications shown reflect Oklahoma code.
Where to build
Where People Build in Oklahoma
Barndominiums fit Oklahoma’s rural and exurban land, not its city cores. The strongest markets are the OKC exurbs — Canadian, Grady, and McClain Counties — the Tulsa area around Catoosa, the Edmond fringe, and small-town acreage within about 30 miles of services.
Regionally, Green Country in the northeast, rural central Oklahoma, and the exurban ag land ringing OKC and Tulsa are where the land economics work. These areas offer the acreage, permissive zoning, and affordability that make a barndominium practical. We don’t build in the dense OKC or Tulsa cores — there’s no acreage and the intent is wrong for the product.
Kit or turnkey
Kit or Turnkey: How Most Oklahoma Buyers Build
Most Oklahoma buyers choose turnkey because they can’t erect a steel shell themselves. Here’s exactly where the kit ends and the finished home begins.
We coordinate turnkey through vetted local contractors, so you deal with one process instead of a dozen subcontractors — where contractor coverage exists.
Popular sizes

Four footprints cover most Oklahoma builds — from a starter shop-house to a full homestead. Every plan is custom-designed around how you live; these are starting points, not stock plans.
A 30×40 (1,200 sqft) is a starter home or shop-house. A 40×60 (2,400 sqft) is the family-plus-shop sweet spot. A 40×80 (3,200 sqft) and 50×100 (5,000 sqft) support full homesteads with workshop and storage.
Legality
Are Barndominiums Legal in Oklahoma?
Yes — most rural Oklahoma counties allow barndominiums by right, with no rezoning required. The statewide minimum is IRC 2018 for residential and IBC 2018 for commercial, set by the Oklahoma Uniform Building Code Commission. The 2024 I-Code editions are in rulemaking but not yet adopted.
Local jurisdictions administer and can amend the code, so the path varies slightly by county. Most rural counties have permissive zoning and abundant affordable acreage, and permitting is generally straightforward. Confirm zoning and septic on your specific parcel before you buy.
The process
How Turnkey Delivery Works
Turnkey delivery runs in four stages. We coordinate the vetted contractors at each one, so you manage one process instead of a dozen subcontractors.

Where else do we build barndominiums like this?
Oklahoma’s tornado shapes how we engineer every build here. Neighboring states with the same challenge carry the same peak-wind and safe-room engineering — see Arkansas, Kansas, and Missouri. Also nearby: Texas, and New Mexico.
FAQ
Frequently Asked Questions
Are barndominiums legal in Oklahoma?
Yes — most rural counties allow them by right with no rezoning. The statewide minimum is IRC 2018, administered locally; confirm zoning and septic per parcel.
How much does a barndominium kit cost in Oklahoma?
The shell kit runs about $28 per square foot and turnkey from $175 per square foot of living space. Final cost depends on wind exposure, safe-room inclusion, and finish level.
Can a barndominium survive a tornado in Oklahoma?
No above-ground structure survives a direct EF4–5 hit — which is why we build in a FEMA P-361 / ICC 500 safe room. The structure is engineered for the far more common straight-line winds.
What’s the difference between a kit and a turnkey barndominium?
A kit is the engineered steel shell delivered to your site. Turnkey adds the slab, erection, trades, and finish — a complete home.
What sizes do Oklahoma barndominium kits come in?
Common footprints run from 30×40 (1,200 sqft) to 50×100 (5,000 sqft), all custom-designed to your layout.
